Manalapan Township, NJ : School System

A good education system is vital when considering a place to live.  It will be the benchmark for your children to grow and develop for the rest of their lives; therefore the quality of a town’s school system is extremely important.

The Manalapan-Englishtown Regional School District is comprised of about 90% of students from Manalapan but it also serves children from Englishtown.  It is a public school district which educates children from Kindergarten through eighth grade.

Manalapan-Englishtown Regional School District's expertise in education stems from a commitment to a strong curriculum.  As you can see on their website, Manalapan-Englishtown Regional School District, the principals, board members, teachers, and other staff members put the value of quality education first above all else.  The district describes their teachers by saying; “They maintain their expertise in their fields of study through continual professional development.  The curriculum department responds to New Jersey State Department of Education mandates and initiatives to ensure that our programs of study are compliant with state and federal guidelines.”

Manalapan High School is a part of the Freehold Regional School District, and provides educational services for more than 2100 students.  Two specialty programs are offered to High School students in the district who would like to start educating themselves in a specific career.  The two programs that Manalapan High School offers are the Science and Engineering Learning Center and the Law Enforcement and Public Safety Academy  Not only do the students of Manalapan High School have high graduation rates, but the most recent statistics show that 97% of graduates went on to further their education.

Manalapan Township --Town Perks

Manalapan Township has many characteristics that make it stand out from other areas, not only in the state of New Jersey, but the entire country.  One of the great features of this town is that there are about 38,000 people currently residing there.  Being a part of Monmouth County, Manalapan is constantly attracting new residents because of the suburban setting that the township provides.  Even with this suburban atmosphere, Manalapan is one of a kind in that it is still only 15 miles from the desirable Jersey Shore, and 45 miles from New York City.

In addition to the endless opportunities that the location alone offers, there are also a number of landmarks in Manalapan that make the town loved by its residents.  The Monmouth County Library is one of the oldest landmarks and has been a staple for education and learning in the town since 1922.

There is also the Manalapan Recreation Center which covers 162 acres.  This center features two handball courts, nine softball/baseball fields, a fitness trail, two football fields (one turf), nine football/soccer fields, two street hockey courts, three tot lots, six basketball courts, six tennis courts, two bocce courts, two sand volleyball courts, a nine-hole disc golf course, concession stand, two picnic areas, two maintenance buildings, two shelter buildings and a headquarters building. Needless to say, this recreation area is a common hangout for every Manalapan citizen.

A number of annual events take place at the Recreation Center that brings the entire town together in celebration.  One example is Manalapan Day”-- it’s an event that features rides, concerts, fireworks, and other activities.  This is a great opportunity to have fun with your family as well as other residents of Manalapan.

There are constantly new events and activities that the town offers to its citizens.  You can explore many of these weekly events on the town’s official website,

The Many Perks of Marlboro, New Jersey

by Marie Gentile

When considering a move to a new town you may be interested in learning more about what the town has to offer.  One of the most exciting features of Marlboro is that it is home to 12 different parks.  These parks include not only fully functional tennis and basketball courts, but also amenities like swimming pools, handball courts, hockey rinks, lighted softball courts, dog parks and much more.  In addition there are programs provided by the parks services such as youth sport classes and adult recreational sports leagues

If you are more of a history enthusiast the parks have plenty of features that you would enjoy as well!  In one park, Big Brook, there is a stream that cuts through the sediments of the earth from the Late Cretaceous period.  That’s right, a period of time when dinosaurs roamed the earth.  It is very common to find teeth from dinosaurs and sharks from millions of years ago!  It’s a fun trip for adults and kids alike.  If you are more interested in American History, Marlboro has many historical experiences for this historical period as well. Marlboro offers multiple sites for one of the most famous battles to occur in New Jersey, The Battle of Monmouth.  For instance, a resident of Marlboro, Colonel Asher Holmes built a tower of logs and brush that would be lit when the opposing forces were moving in on the area.  The hill was later named after the event and is known today as Beacon Hill.  In fact, there is a school in the town named after the famous individual Asher Holmes who lit the famous fire at Beacon Hill.

If you are looking for more traditional town amenities such as shopping and local restaurants, here is some helpful information.  The town has over 30 restaurants which include a variety of Italian, Mexican, Asian, Indian, and American cuisine.  Whatever your taste, you can find it in Marlboro.  Also, the town offers a great shopping program that will help you earn tax credits towards your property tax.  There is a list of businesses (not only in Marlboro) that you can patronize in order to receive credit towards your property tax.  The businesses involved span across a wide range of industries; restaurants, clothing stores, bagel shops, and even service companies like air conditioning and electric companies can all help you earn tax credits.

According to the News Transcript of March 28, 2012, the township has decided to give amnesty to those homeowners who have done work in their homes without obtaining a permit.  This is a good thing for many reasons. Most importantly if you do ever decide to sell the township has to come in to do an inspection and issue a full continued certificate of occupancy. The second reason is safety.  Especially with electrical work its  very important to make sure its done properly in order to avoid fires.

Most people are under the impression that the town is looking to punish you or that your taxes will go up. In most cases the taxes usually stay the same. I added a inground pool and concrete around it in 2002 and my taxes only went up 350.00.

If you do decide to sell and you do not have permits for work done it becomes a huge hassle because at the point of filing for the cco you are under the gun to get closed and are very pressed for time.  As a realtor I do my best to accommodate the sellers but sometimes things are really out of my control.

If you want my advise I would take advantage of this now.

To be eligible for the the program you must apply for the proper permits before the township discovers you have done the work.  Simply go to the town. Tell them you need to file a permit for what ever work you did and you are looking for amnesty.  Its a no brainer.

The type of permits that need to be addressed are decks, finished basements, patios, stanchions, gasebos, pool houses, gas lines for BBQs, hot water heaters, furnaces, air conditionings units, recessed lighting and alarms.
